If you’ve ever helped a friend refinish their floors the old way, you probably remember what the house looked like afterward. Fine wood dust on every shelf, inside kitchen cabinets, on the back of the TV, settled on top of ceiling fans. For a lot of Metro Detroit homeowners, that memory is exactly why they keep putting off refinishing their own floors.
Dustless hardwood floor refinishing is the answer most of our clients land on once they understand how it works. It uses the same sanders, the same stains, and the same finishes a good crew has always used. The difference sits in the vacuum system attached to every piece of equipment, which captures 95 to 99 percent of the dust at the source instead of letting it drift through your house.
Here’s what the process actually looks like, what it costs in the Metro Detroit area, and when it’s worth the upgrade.
What Makes a Refinishing Job “Dustless”
Short answer: industrial-grade vacuum containment attached to every sander in the house.
Traditional refinishing kicks up pounds of fine wood dust during the sanding stages. That dust travels. It settles into HVAC ducts, lands on upholstered furniture, and finds its way into drawers you kept closed.
A dustless setup pairs each sander (the big drum, the edger, and the buffer) with a HEPA-filtered vacuum trailer or on-site extractor. A hose runs from the equipment outside through a door or window directly to the sanding head. As the sandpaper lifts dust off the floor, the vacuum pulls it straight into a sealed container before it has a chance to drift.
What this means on the ground:
- Furniture left in another room usually comes out of the project clean enough to use the same day.
- Ductwork does not need to be deep-cleaned afterward.
- Allergy sufferers, families with young kids, and pet owners can stay in the home during the project (more on that below).
A note of honesty: no system captures 100 percent of the dust. You will still see a thin film on surfaces nearest the work zone. The difference is measured in a damp cloth versus three full days of deep cleaning.
Why Metro Detroit Residents Ask for Dustless Hardwood Floor Refinishing
A few things about this part of Michigan tilt the calculation toward dustless refinishing.
Our weather keeps the windows shut for most of the year. Nine months out of twelve, opening windows for ventilation during a project is either too cold, too humid, or too full of pollen. From the first hard frost in October through late April, a traditional refinishing job traps dust in the house with you. Dustless side-steps that completely.
A lot of Metro Detroit housing stock is older. Homes in Dearborn, Royal Oak, Ferndale, Grosse Pointe, and parts of Livonia and Plymouth were built between the 1920s and 1960s. That means plaster walls, original ductwork, and small return vents that pull dust in and spread it everywhere. Dustless keeps that from happening.
Spring and fall allergy seasons. Southeast Michigan already deals with heavy tree pollen in April and May, and ragweed in September. Adding fine oak and maple dust from a traditional sand on top of that is rough on anyone with asthma or sensitivities. We’ve had more than one client in Northville and Birmingham schedule dustless specifically for that reason.
Pets and kids. You can block off the work zone and the family can stay in the house. The crew tapes 6-mil plastic across the doorways, runs the vacuum lines outside, and the rest of the home stays usable.
What the Dustless Process Actually Looks Like
Most Metro Detroit homes we refinish run on a three to five day timeline. Here’s the rhythm.
Day 1: Prep and Rough Sand. We walk the floor with you, note any boards that need replacement, and set up containment. Plastic sheeting at every doorway, vacuum trailer parked in the driveway with hoses run through a side window, HVAC vents sealed. Then the first sanding pass with 36 or 40-grit paper to pull off the old finish.
Day 2: Fine Sand and Stain. Progressive passes with finer grit (60, 80, 100, and finally 120). At this stage the floor is bare, raw wood. If you’re changing stain color, we apply it this day using water-popping to get even absorption. If you want to keep the natural wood look, we skip the stain and move straight to the first coat of finish.
Day 3: First and Second Coats of Finish. Water-based polyurethane is the standard pairing with dustless setups because it dries in two to four hours between coats, giving us time to lay two coats in one day. Oil-based finishes work too, but they add a day or two to the schedule.
Day 4 to 5: Final Coat and Light Cure. A third coat goes down in high-traffic areas. Then a 24-hour wait before you walk on it in socks, 72 hours before furniture goes back, and about two weeks before area rugs can be placed.
What Dustless Refinishing Costs in Metro Detroit
Dustless typically runs about 10 to 20 percent more than traditional refinishing, because the containment equipment is expensive and the setup takes longer. In exchange, you save a full day or two of post-project cleaning (or the cost of hiring a cleaning service to do it for you).
For a typical Livonia or Northville single-floor refinishing job of 700 to 1,000 square feet, that works out to around $300 to $800 added on top of the base refinishing cost. For a full breakdown of refinishing prices by project size, see our complete pricing guide: How Much Does It Cost to Refinish Hardwood Floors in Metro Detroit (2026 Prices).
Dustless is the default on every hardwood floor restoration project we quote in Metro Detroit, so the pricing above already builds in the containment equipment and the extra setup time.
What You Can and Can’t Do During the Project
Here’s a quick list of what stays normal and what has to pause.
You can:
- Stay in the home, with the work zone blocked off
- Keep pets in a different room (close any shared ducts)
- Keep most furniture in adjacent rooms, lightly covered
- Use the kitchen and bathrooms if they are not in the work zone
You can’t:
- Walk on freshly finished floors for at least 24 hours
- Replace area rugs for 10 to 14 days (the finish needs to breathe)
- Drag heavy furniture across the floor for the first week
When Dustless Is Worth It, and When Traditional Will Do
Dustless makes a clear difference in these situations:
- Occupied homes where the family stays through the project
- Houses with central HVAC and extensive ductwork
- Homes with asthma, allergies, young children, or pets
- Older Metro Detroit homes with plaster walls and original return vents
- Realtors staging a listing who need the home spotless for showings
Traditional refinishing (with heavy pre-cleaning and post-cleaning) can still work for:
- Empty rental properties between tenants
- New construction or complete gut renovations where everything will be cleaned afterward
- Standalone rooms with doors you can seal
Common Questions We Get in Metro Detroit
Will my house smell like finish for weeks?
Water-based polyurethane, which pairs best with dustless, has very low VOCs and loses most of its odor within 24 hours. Oil-based finish takes longer, usually three to five days before the smell is fully gone.
Can engineered hardwood be refinished dustlessly?
Yes, as long as the wear layer is at least 2 mm thick. We check this during the initial walk-through.
What about pet urine stains?
If the urine has soaked into the wood and left black marks, sanding alone will not remove them. We may need to replace those boards. Dustless handles this fine; it just adds a step.
Do you work in my city?
We serve Livonia, Northville, Plymouth, Westland, Farmington, Dearborn Heights, Redford, Garden City, Clawson, Chesterfield, New Baltimore, Washington Township, Village of Clarkston, and the broader Wayne, Oakland, and Macomb County area. You can see the full map on our service areas page.
How do I tell if my floors are good candidates?
If the finish is worn through but the wood underneath is solid (no deep rot, no cupping from water damage), you are a candidate. We can tell with a 10-minute in-home visit.
