Most garage floors and basement slabs in Michigan take a beating. Road salt tracked in from the driveway. Moisture cycling through the slab as temperatures swing 60 degrees between January and July. Concrete that was poured years ago and has been slowly degrading ever since.
At Floors Restored LLC, we specialize in professional concrete grinding and polishing designed for durability, performance, and long-term value. We transform worn, uneven concrete into smooth, high-performance floors for homes, garages, and commercial spaces throughout Michigan.
Most people assume polished concrete is just shiny concrete. It’s not. The grinding and polishing process mechanically removes the weak top layer of the slab and densifies the concrete beneath it. A chemical densifier is worked into the surface during polishing, reacting with the calcium silicate in the concrete to fill pores and create a harder, more wear-resistant surface.
What you’re left with is concrete that’s been strengthened from within — a durable, easy-to-maintain surface that holds up to Michigan’s toughest conditions without periodic re-coating.
Hardened Surface Our process densifies and strengthens your existing concrete for maximum wear resistance.
Low Maintenance Polished concrete offers a durable, easy-to-maintain surface with no waxing required and simple routine cleaning.
High-Traffic Durability Ideal for garages, basements, warehouses, and retail spaces that see constant use.
Modern Appearance A clean, polished look that works in residential and commercial spaces alike.
Polished concrete works best where you want a long-term, low-maintenance floor that can take real use. We work with both polished concrete and epoxy coating systems, and we’ll help you choose the right fit based on your specific needs and environment.
Good candidates for polished concrete: – Garages with regular vehicle traffic and salt exposure – Basements being finished or converted into living space – Retail floors and commercial showrooms – Warehouses and light industrial spaces – Commercial lobbies and common areas
We inspect the slab for moisture, cracks, high spots, and contamination before anything else. What we find determines the approach.
Diamond tooling removes the surface layer, opens the pores of the concrete, and levels uneven areas. The grit sequence starts coarse and works progressively finer.
Surface imperfections and visible cracks are filled before polishing begins. Minor damage doesn’t prevent a clean final result
A penetrating chemical densifier is applied and worked into the surface, hardening the concrete and extending the life of the polish.
Multiple polishing passes bring the surface to the specified finish level — from a low-sheen matte to a high-gloss reflective surface.
We run dust-controlled equipment on every job. The space stays clean during the process
Polished concrete is about as low-maintenance as floors get:
Livonia, Pontiac, Novi, Plymouth, West Bloomfield, and throughout Metro Detroit.
No. The finish is designed for proper traction and is no more slippery than other hard surfaces when kept clean. Anti-slip aggregate can be added to any finish level if needed.
Most projects are completed within 3–5 days, depending on the floor size and condition of the slab
